Avenue One is about to change the landscape of western Omaha, Nebraska. When complete, the development will include nearly 50 square blocks of mixed-use development, including a five-block urban corridor that will create a “downtown” atmosphere. Project investors, Jasper Stone Partners and Block Real Estate Services, say it will be one of the largest developments of its kind in the region. The project has received city council approval and is currently in the due diligence and design stage, with Olsson Associates providing several services.
“Even at this early stage, our Survey, Geotechnical, Environmental, Traffic, Transportation, Site Civil, and Landscape Architecture/Urban Planning teams have been engaged,” said Brian Schuele, Olsson’s project manager. “It has been great to witness all of our teams perform with excellence individually so the project can succeed collectively.”
The $1.2 billion development will be located near 192nd Street and West Dodge Road in west Omaha. A seven-acre central plaza will be at its heart. The project will also include 26 acres of green space and more than six miles of walking and biking trails. More than 2,000 residential units and 1.3 million square feet of office and commercial space is planned for the area.
“This is a great opportunity for Olsson to be a part of something unique and enduring,” Brian said. “The vision our client has for this project is very inspiring. It’s also exciting for us because a project of this size allows us to bring our entire range of engineering services to the table.”
